Info for Landlords and Tenants

Energy Performance Certificate (EPC)
Every property requires an EPC before it can be advertised as the EPC rating must be included in the advert.
Gas Safety Inspection
This will be carried out by our contractors on an annual basis – all gas appliances and boilers will be covered by the certificate.
Electrical Inspection Condition Report (EICR)
Landlords are obliged to check the condition of electrical systems within their premises at least every five years or as recommended and upon every change in tenancy. This test will be conducted by a skilled contractor approved by one of the trade associations.
Portable Appliance Testing (PAT)
All portable appliances – lamps, kettle, toaster, microwave etc and including any kitchen appliances not integrated or hardwired must be checked annually.
Smoke Detectors
Smoke detectors are required in the hall and living areas and the kitchen should be fitted with a heat detector. All detectors must now be hard wired and interlinked. Once installed the expected life span is 10 years and they will be tested during our routine property inspections.
Carbon Monoxide Detectors (CO Detector)
All properties must have a CO detector installed for every area where there is a gas appliance or a flue running through the room.
